Retail, the airport and residential streets

The Oshawa Centre opened in the 1950s, was enclosed in the late 1960s, and is the largest mall in Ontario east of Toronto. The plazas and standalone stores around it hold most of this area's storefront glass. Up Stevenson Road North is Oshawa Executive Airport, with houses on the streets around both.

Shops and plazas: storefront glass and doors

The morning after, it's usually one of these:

  • Storefront glass: the broken pane covered, then measured for a replacement made to order, sometimes tempered or laminated.
  • Plaza entrance doors: a closer, pivot or lock adjusted or replaced, not a new door.
  • Door glass: a cracked pane in an aluminium door replaced in its frame.
  • Security film: added to a ground-floor window once the repair is done.

Homes: windows, patio doors and screens

We can't date these houses street by street, so we go by the window. A picture window fogged between the panes usually needs a new sealed unit in the same frame. A patio door that sticks or won't lock is usually rollers, track or latch. Screens are expected on every window that opens, which matters if you rent the house out. When frames are worn out across the house, new windows are worth pricing, and a same-size swap on a house usually needs no permit.

The airport heritage district

Is a City permit needed for storefront work in a west Oshawa plaza?

Ask the City before the work, not after. Oshawa's exemption for same-size window and door replacement is written for houses only, so a plaza storefront doesn't get the same automatic pass. Can a glass pro fix a plaza entrance door?

Yes, often without replacing the door. Commercial entrance doors usually fail at the hardware: a closer that slams or won't latch, a worn pivot, a sticking lock. Each part can be replaced, and a cracked pane can be replaced in the frame. Photograph the closer and the lock when you ask for a quote.

My shop is inside the Oshawa Centre. Can I book my own glass repair?

Start with mall management, not a glass pro. Inside an enclosed mall, storefronts and entrance doors are generally arranged through the landlord, and your lease says who pays. If management tells you in writing that a repair is yours to arrange, send that with a photo and we'll pass it on. Plaza and standalone shops nearby usually deal with their own landlord instead.

Does the airport heritage district affect window work?

Only on the airport's South Field, Oshawa's one heritage conservation district. Homes and shops in the streets around it aren't part of it, though a building elsewhere can be designated on its own. The City's heritage register lists every designated property if you want to check yours.
