Old village, new subdivisions

The village was settled from the 1820s, and the Campbell flour mill on Lynde Creek stands in its 1848 building. Houses in the core may keep original wood windows, and repair is often the right answer.

Most of Brooklin is newer, and across Whitby most homes are owner-occupied subdivision houses from the 1980s on. Their problems are failed seals, worn rollers and stripped cranks. Tell us which half you're in.

The Brooklin Heritage Conservation District and window changes

The Town of Whitby adopted an updated Brooklin district plan in May 2026. Inside the district, changes need a heritage permit, which the Town lists with no fee; confirm when you apply. We don't restate the plan's window rules. Ask the Town before changing a window's size, material or look.

Reglazing a pane, renewing putty or mending a storm keeps the window as it is. If you're unsure whether a repair counts as a change, ask the Town.

Subdivision homes: sealed units and patio doors

In the subdivisions, the same jobs come up again and again:

  • Foggy windows: fog that wipes off is condensation on the room side; fog trapped between the panes is a failed seal. A new sealed unit, a defog service and a new window each suit a different case.
  • Patio doors: a 1990s slider that drags, won't lock or leaks at the sill usually needs rollers, a track or weatherstripping first.
  • Screens and cranks: small jobs pros take.

Permits and heritage permits from the Town of Whitby

The Town of Whitby, not the City of Oshawa, issues building and heritage permits in Brooklin. Oshawa's same-size exemption is Oshawa's; we don't assume Whitby's matches. Check with the Town before changing a window's size or cutting a new opening. Outside the district, a heritage permit applies only to individually designated houses. Do I need a heritage permit to change windows in Brooklin?

If the house is in the Brooklin heritage conservation district, yes: changes need a heritage permit from the Town of Whitby, with no fee. Whether a particular job counts as a change is the Town's call under the 2026 plan, so ask before ordering anything. Storm windows included: we haven't seen the plan's wording on storms, so we won't guess.

Can old windows in the Brooklin village be repaired?

Usually, if the wood is sound. Older wood windows fail in parts: putty, a cracked pane, a sash cord, weatherstripping, paint. Each can be fixed without taking the window out, which also keeps its look in the district. Rot through a sill or sash corner is the point to price replacement too. Defog or new sealed unit: which suits a fogged window in a newer Brooklin home?

It depends on what you want back. Fog trapped between the panes means the seal has failed. A new sealed unit in the existing frame restores a sealed pane and keeps the window. Defogging cleans and vents the old unit instead; ask what that does and doesn't restore. A new window makes sense when the frame is failing too. Send a photo with your request.

Is a 1990s patio door in a Brooklin subdivision worth fixing?

Often. A slider from that era usually fails at its rollers, track, lock or weatherstripping, all replaceable. A fogged panel can take a new sealed unit. Replacement makes more sense if the frame is bent, the sill leaks after new weatherstripping, or parts can't be found. See sliding door repair.
